Initial Consultation

The first step is to set up a time for us meet with you to talk about your project.

This is a FREE consultation where we get to know more about what you are looking to achieve, your budget and timeframes.

Proposal

Once we have had our initial meeting with you, we will provide you with a fee proposal for our services.

This will include:

  • a detailed project scope/brief

  • the process and services you will receive from us.

  • identification of any additional consultants required i.e. surveyors, engineers.

  • some indicative timeframes

  • our fees

  • our terms and conditions.

Design Stages

Once you have come on board, the first step will be to undertake a pre-design site visit, where we will discuss your project in more detail as well as getting a better understanding of the property and its attributes. 

We will then bring together the initial design brief and all relevant information to creatively present you with an original, bespoke concept. With the help of 3D images, plans and layouts, we will give you a clear visual depiction of your design.
 
This is where your project starts to come to life!

We will then give you some time to review the initial design, before meeting again to discuss any changes you would like to make.

We’ll provide you with updated 3D images and plans, along with finalised material selections based on the changes we’ve discussed. 

At the end of this stage most of the design decisions have been made and you’ll be able to obtain a construction cost estimate from a builder or quantity surveyor.

CONSENTING, DOCUMENTATION AND COUNCIL ENGAGEMENT

Depending on the size, scale and district plan regulations, you may require a resource consent as well as a building consent from your local council.

RESOURCE CONSENT
Any requirement for a resource consent will be identified at our initial meeting or at the concept design stage.

A resource consent is required, if the design breaches one or more of your council’s district plan rules.

We will produce the plans needed for the resource consent and guide you through the process of obtaining any approvals if required before submitting to council.

DETAILED DESIGN DOCUMENTATION
We will provide you with a complete set of building plans, details, calculations, specifications and all relevant product information for review prior to submitting your building consent to the council.

We may require input from a structural, geotechnical, civil or service engineers, landscape, lighting and fire design – where required.

 

We will incorporate the designs and information from the consultants into our building consent documentation and submit it to the council once you have approved it.

WORKING WITH COUNCIL
We will be the initial point of contact with the council for any questions they may have about the plans. We will respond to any requests for further information and work with the council to obtain the consent approval on your behalf.

Council take up to 4 working days to vet and accept a consent, 20 working days to process the consent (or longer if additional information is requested) and then up to 4 working days to release the final stamped consent. We recommend allowing up to 6 working weeks for the council to process your consent.

To lessen client stress, and support an end-to-end architectural service, we can tender the project on your behalf, finding a builder to construct your project. To simplify the process, we will request and receive a quote for your job’s specific scope of work from our network of local builders. This quoting process ensures true competition, allowing us to identify a suitable contractor for your given project. Upon receival of the submitted tenders we will review and present the findings, allowing you to then assess with our support the suitability of each presented tender, considering the priority factors of your project. 

We can enter negotiations with the tenderer of your choice, making a formal offer. We can then also prepare a build contract, to be reviewed and signed by both parties.

Whether your project big or small, we can provide onsite construction observation and contract administration or full project management services.

Many clients ideally look for a construction delivery process that allows them to be ‘hands-off’, and able to continue their regular day to life without having to manage the project, trades and services.

We will ensure that the contractors are carrying out the works in accordance with the documentation produced to ensure you receive your intended outcome. If contractors require further clarification or any unforeseen issues are encountered onsite we can provide additional detailing while under construction, supporting prompt resolution that aligns with your project intentions.

The design and construction of any building can be a daunting and complicated process.

There are many different rules to be followed and decisions to be made, from different products to use through to the final colour scheme and even landscaping.

Our role as architectural designers is to make this process as simple and streamlined as possible.  We use our knowledge of Governmental and Territorial Authority requirements, materials, product and our design skills to create a building that fits need and budget. We also use the latest design software.
